A failure in a house is an inconvenience. A failure in a leased unit is closed doors, spoiled stock, a landlord, an insurer and a health inspector. The plumbing is bigger, the loading is heavier, the access is worse, and the window to work in is whatever hours you are not trading.

Repiping and riser work

Old copper and galvanised distribution eventually reaches the point where the calls come faster than the repairs hold. Repiping a riser or a branch run is a planned job — sequenced floor by floor or unit by unit, with temporary supply where it is needed, so the building keeps working while it happens.

Our recent work includes copper mains run through pipe chases alongside live ductwork, mechanical room re-valving, and riser assemblies clamped and squared off to survive the next twenty years of service access.

Scheduled maintenance beats emergency callouts

Almost every commercial emergency we attend was visible months earlier. On an interval, a maintenance visit covers:

• Camera inspection and preventive clearing of kitchen and main lines
• Water heater flushes, anode checks and relief valve testing
• Valve exercising, so the isolation valves actually work in an emergency
• Leak and pressure checks across the distribution
• Flushometer and fixture servicing before they fail in front of customers
• A written condition report you can plan capital spend against

The valve point is not a small one. The most common reason a small commercial leak becomes a big one is a shut-off valve that has not been turned in fifteen years and will not close.
